This book is definetely a unique book that opened my eyes and made me see things that I wasn't seeing before.

The first half of the book explains how Matthew was able to purchase roughly $2 million worth of real estate from the equity in his condo. The second part is in sorts a "how to" class.
As someone who's purchase $25 million worth of real estate from 2000-2004 and gone from a close to zero net worth to $3-$5 million of net equity in a few years while purchasing 30 buildings, I can tell you I still learned a few interesting concepts from Matt (Also see my book A 20,000% Return in Real Estate - it's a true story about how it was done step by step).
There is also a comprehensive explanation of cap rates and other terms a real estate investor needs to know.
